Director of Property Management - National Supermarket Chain - Base Salary to 140k/year - Greensboro, NCOur client is a supermarket chain that prides itself on offering an intimate and personalized shopping experience emphasizing hospitality, freshness, and quality products.
They are growing steadily and opening new stores throughout the Eastern US.
In this role, the Director of Property Management (internally titled Director of Property Management and Lease Administration) will manage a growing and dynamic portfolio of leased properties in a corporate environment.
The Director of Property Management is responsible for proactive lease administration, negotiating new and renewing leases, and working with landlords to address current and future issues that arise.
This will involve helping draft complex, lengthy contracts between the company and their landlords.
Our client needs someone who can bring new ideas to the table, with experience negotiating leasing agreements for supermarkets, or at least big box retail stores.
This role will be a hybrid schedule out of their Greensboro, NC office.
Responsibilities:
Direct and manage a team of Property Managers, Lease Administrators and Real Estate Analysts to achieve departmental objectives.
Train, coach, motivate and support the team in the completion of their dutiesProperty Management duties, including the oversight of the maintenance of the self-maintained properties and day-to-day care.
This is to ensure that properties are well-maintained and meet relevant local codes (such as for safety)Travel (about 20%) to various store locations throughout the countryLease administration, including the tracking of key dates for lease renewals and the identification of locations where outstanding issues require follow upReview and approve all landlord lease documents that have been entered into the lease administration systemReview and approve period/year-end financial reporting of prepaid and accrued rent, CAM and taxes, including entries relating to deferred rent and amortization of tenant allowanceEnsure all rent, CAM and property tax payments to landlords are made in accordance with lease termsReview and approve one-off landlord invoices (primarily utility charges, miscellaneous repairs & maintenance)Review and approve gross sales reporting and percentage rent payments to landlordsReview and approve all aspects of the monthly landlord rent rollProvide timely reports to Real Estate and Legal departments for upcoming lease extension/renewal deadlinesLandlord issue dispute resolution such as additional rent (CAM & property tax) chargesReview draft lease agreement sections pertaining to rent, additional rent and sales/percentage rent reporting and identify issues/propose amendmentsProvide rental information to facilitate preparation of annual budgets to FP&ACollaborate with Legal and Real Estate Departments to process, review and approve all invoices to landlords for tenant allowances including monitoring collectionsOversight of subtenant management, including, but not limited to, collection of rents, CAM, insurance & property tax; negotiate renewal rates
Qualifications:

years of experience in Property Management and Lease Administration, for either grocery stores or big box retailProficiency in MS Office, with analytical skills in ExcelProficiency in Lease Administration SoftwareAbility to travel up to 20% as neededAbility to work a hybrid schedule out of the Greensboro, NC officeCompensation:
